The right product at the right time: the “Media Window”
As a real estate market, the Adlershof location has long left behind its phase of becoming established. Adlershof is a known name, both nationally and internationally. The predominant part of new real estate, however, is being built by own occupiers, so potential investors are still looking for a critical number of marketable products suitable for the investment market.
When the BBI Airport is inaugurated in mid 2012, the demand for office and commercial space will experience renewed growth. This space must be highly flexible if it is to meet the needs of both tenants and investors, yet at the same time be offered at moderate rental rates. New real estate exhibiting these attributes will be a top favourite among interested parties.
Where, though, do users find space that satisfies the above requirements? The answer is simple: in the “Media Window”, the new project developed jointly by the British real estate investor CLS Holdings and the Adlershof company Albrecht Projektentwicklungsgesellschaft mbH.
Rudower Chaussee is considered an ideal location for new investment products. Here, in the direct vicinity of the modernised suburban railway station, a distinctive building will take shape that will underscore Rudower Chaussee’s claim as a main arterial route and, at the same time, provide ultra modern and flexible alternatives to users of office and commercial space.
The plans are for an office and business building with up to nine storeys and a distinctive clinker architecture designed by the renowned Berlin architects Ivan Reimann and Thomas Müller. Covering a total rental area of about 8,000 square metres the building is expected to open its doors from mid 2012. This space allows highly flexible partitions for all of the conventional office concepts, whether cell, combined or open plan, and can be fitted with high quality equipment according to the tenant’s wishes.
The real estate specialist Savills Immobilien Beratungs-GmbH Berlin is responsible for marketing this space. The “Media Window” is yet another architectural milestone to mould the face of Rudower Chaussee and the science, business and media city in southeast Berlin.
