An eyecatcher for Adlershof
Sitac Parc in Adlershof is intended to combine commercial space with first-class sports and leisure businesses in an 85,000 square metres area situated on Teltow Canal, thus adding to the urbanity of the science location.
Malvinder Singh has a clear vision of his project becoming a new landmark of the city: Sitac Parc Berlin – a top-quality commercial, leisure and shopping park with buildings up to 30 meters high, nestled against the A113 motorway along a total stretch of a little over one kilometer. “It will be an eyecatcher,” gushes Singh, representative of the property owners company Sitac Parc Berlin LLP. “The buildings will be the first thing visitors to the city will see as they fly in – and the last as they fly out again,” says Indiaborn Singh who lives in both London and Delhi.
Businessman Singh expects up to 140,000 vehicles to drive by the busy park daily – all potential customers. Singh: “High attention is guaranteed.” So is a prestigious Adlershof address on the science location with its more than 22,000 employees, students and researchers.
Accordingly, top brands from the worlds of business, commerce, service providers, hotels as well as sports and leisure are expected to locate on the total gross floor area of 135,000 square metres – an area of approximately the size of the Sony Center on Potsdamer Platz. However, unlike Potsdamer Platz, Adlershof boasts a motorway access and the vicinity to the airport. An area of 25,000 square metres alone is intended to accomodate commerce. Being in negotiations with 18 seriously interested parties, Singh does not want to mention any names yet. Not until the new Berlin Brandenburg Airport is in full operation are the first tenants to move in. Over the next years, Singh will invest a total sum of 260 million euros in Adlershof.
According to him, this is money well invested. Singh actually speaks of a “historically unique opportunity” due to the new airport and the rapidly growing surroundings. In turn, the science location will be enlivened by new leisure, gastronomy and shopping facilities.
In the meantime, there is a lot of work waiting for Singh and his team. A great challenge, which is exactly what propels the Indian investor who appreciates the fact that real estate business involves working with many different personalities. If nothing else, he is tempted by the complexity of his trade and the challenge to prove that he has a good nose for it: “You have to understand the market, anticipate its development and make the right decisions at the right time,” Singh explains. He is convinced that he will manage to do all this in Adlershof.
