An Architectural Highlight of Adlershof
Interview with Dr. Gregor Brendel, Chairman of the Management Board of EUROPA-CENTER AG
EUROPA-CENTER real estate group have been present in Adlershof for years. Meanwhile, the company is planning a third construction stage of a building complex including a public car park. Why?
DR. GREGOR BRENDEL: It wasn‘t a hard decision for us to plan a third construction section following the second one. Given the enormous variety of research, technology and media productions, interesting businesses are continually locating here looking for suitable office spaces. With our flexible offerings, we give them the opportunity to become a part of the location, to make their visions come true and to develop themselves further.
What’s the current status of the second construction section?
This new development is an extension of the first construction section on Rudower Chaussee which is by now fully let. As much as 85 percent of it are rented out already. Among the tenants are notable companies such as Alliander AG, Octapharma AG, Dr. Zauft, Comparex AG and Solarisbus Deutschland GmbH.
In your opinion, what are the new building’s assets?
We have created top-quality spaces for offices and service providers on 10,000 m² over a total of six floors. Even while the building was designed, great emphasis was placed on the highest possible flexibility and efficiency regarding the layout and furnishing of the rooms. We are thus able to offer a great variety of room sizes and structures which can be arranged into individually shaped offices meeting all requirements of a modern work environment. In addition, there are about 140 in-house parking spaces below ground level, a prestigious lobby and an elegant courtyard campus.
Renewable energies have been a major issue in Adlershof. Are you placing particular value on sustainability?
For us, energy efficiency and ecologically justifiable building materials are of particular essence. All buildings are equipped with intelligent technical building furnishings and photovoltaic solar power systems. In addition, they are connected to district heating. We are placing particular value on an optimum use of resources such as rainwater reuse for toilet flushing and the watering of green areas. For the second construction section, we were awarded the pre-certificate in silver by the German Society for Sustainable Construction (DGNB) in October 2011. The official certification is planned for the end of 2012.
What can you tell us about the third construction section?
We are planning an architectural highlight at the corner of Rudower Chaussee / Am Studio featuring lightflooded rooms, an extensively glazed facade and a spacious lobby, all on a total of 14,000 m². This will be an ideal environment for major tenants who prefer to have their own prestigious entrance. The interesting cubage will allow for a view onto the famous sphereshaped thermo-constant laboratories which shall remain in the extended inner courtyard.
