“Am Oktogon” – campus for industry and technology
The eight is a magical number and a symbol for a successful beginning not only in Christianity. In architecture the eight can be found in the form of an octagon – and “Am Oktogon” is the name of the new campus for industry and technology in Adlershof. Its master plan was originally drawn up in – wait for it! – the year two thousand and eight. But this is where the magic stops, and facts and figures start at the project developer immobilien-experten-ag in Berlin.
“Location, location, location in conjunction with low cost leased space – that is the decisive criterion for a company’s decision in favour of a new settlement, especially for industrial real estate,” explained Klaus Pahl, Head of Project Development at the company.
Covering a total area of 55,000 square metres the premises will be presenting low cost leased areas for contract logistics, light industries, retail, exhibitions and offices following the modernisation and reconditioning of the old buildings and the construction of new – and this on the principal axis of the Science City, one of the most successful research, technology and media locations in Germany, only 300 metres from the motorway.
Fitted with solar cells over its whole roof and covering 11,500 square metres the great hall presents rooms that will be open to new tenants soon after the renovation. Small partitioned floor spaces from 150 square metres are now available for production or, in the adjacent building section, for offices.
Along Rudower Chaussee and Hermann-Dorner-Allee the company is setting up a further six modern single buildings, each with a utilisable area of 3,000 square metres, that offer tenants the opportunity of presenting their own image and that can be leased completely or in partitions. The tenants’ specific wishes are integrated in the planning stages. As a supplement a further six halls ten metres in height will be set up on the premises, each presenting a utilisable area of 2,600 square metres.
The north part of the campus abuts the footpath that retraces the octagon of the former Johannisthal airfield and today encompasses the beautiful landscape park – an ideal spot for a break.
