35,000 square metres office complex
Built on stilts, they do not block the view of Adlershof’s “old twins“, the sphere-shaped thermo-constant laboratories which have long been the town’s landmark. What makes EUROPA-CENTER AG’s new office buildings on Rudower Chaussee so special is that they are integrating the old into the new, bridging the gap between the traditional and the modern.
A sustainably-built office and business complex on Rudower Chaussee, EUROPA-CENTER Adlershof has been erected in three construction phases since 2006. In fact, the first sod has just been turned on the third and final construction stage. Together with Berlin’s Senator for Urban Development and the Environment Michael Müller and Hardy Rudolf Schmitz, representative of the local operating companies, CEO of EUROPA-CENTER AG Dr. Gregor Brendel turned the first sod in the presence of numerous visitors. According to Senator Müller, the project is not only a crucial contribution to the urbanisation of the area along Rudower Chaussee, but in fact paradigmatic for the successful cooperation between th State of Berlin and a private investor.
Green building
For years, EUROPA-CENTER group has been actively engaged in Adlershof, investing a total of approximately 40 million Euro in the centre for technological innovation. Featuring two separate entries, the third construction section will prove ideal for large tenants. A flexible construction grid allows for layout solutions ranging from single and combined office spaces to large open-space offices. On the ground floor, two open and transparent levels provide attractive floor space for cafés or restaurants. After completion, the entire building complex will be occupying a total of 35,000 square metres including the 14,000 square metres that are presently being developed.
Conceived as a “green building“, the office complex will be meeting the technical and ecological requirements stipulated by the Deutsche Gesellschaft für Nachhaltiges Bauen e.V. (DGNB). Geothermal heating and LED lighting are becoming standard equipment.
A car park is planned
Furthermore, the growing demand in passenger car parking is being taken into account with the company developing a car park to be built in the immediate vicinity of the complex. Its completion is scheduled to coincide with the completion of the third construction phase within the first quarter of 2015. In view of the successful completion, and nearly complete leasing of, the first two building sections in 2008 and 2012, CEO Dr. Gregor Brendel explains that opting for the addition of a further building section had in fact been an easy decision.
